Minimum Stays

Easter, Christmas/New Year, Melbourne Cup Weekend – 4 nights for Cabins and Lodges

High Season – 2 nights for Cabins & 3 nights for Lodges. High Season is typically School Holidays, Public Holiday and Event periods.

Mid Season – 1 night for Cabins and 3 nights for Lodges. Mid Season is typically July, August, part September, November and early December.

Low Season – 1 night for Cabins and 3 nights for Lodges. Low Season is typically February to Easter, May, June & October.

Number of Guests

The permitted number of guests staying in any accommodation is strictly determined by the number disclosed at the time of booking. If you require additional guests to stay, this is only permitted with prior approval and will be subject to our standard rates.

Accommodation charges are calculated on the maximum number of guests staying on any night during your stay at Bomen. All children are included in this number.

Payment

Where bookings are made within 2 days of check-in, the total accommodation charges are payable at the time of booking. For bookings made more than 2 days from check-in, a deposit equal to one night’s accommodation charge is payable at booking. No booking is confirmed until payment is received.

Payment of these monies constitutes acceptance of these terms and conditions.

At the time of booking, a valid MasterCard or Visa card (for which it is warranted you have authority to use) is to be provided with any balance of payment due to be made at or before check-in. Any final payment due may be made by using your stored card details, direct bank transfer, Eftpos or cash.

Your initial deposit payment constitutes agreement that the card details provided can be used to settle any balance outstanding after check-out. These balances include any accommodation charges owing and any subsequent charges that may arise (as detailed in these terms and conditions) including cancellation or no-show charges, damage recoveries, excessive cleaning charges etc.

Differing payment structures apply to group bookings. Please contact us with any group booking requirements.

Cancellation

Free of charge cancellations are available if notification of such is received 14 days or more from check-in date. Any payments made will be refunded in these instances.

Cancellations made within 14 days of check-in will incur a cancellation fee equivalent to one night’s accommodation charge. Any surplus of funds held after payment of the cancellation fee will be refunded.

No-shows will incur a cancellation fee equivalent to one night’s accommodation charge.

Without limiting the ongoing rights to recovery of any cancellation fees, it is agreed that any cancellation fees due will be met, first, by any deposits held and any shortfall after this is to be charged to the credit card details provided at the time of booking.

 

 

 

 

Check-in

Check-in is no earlier than 3pm unless prior arrangements have been made. If you intend to arrive later than 7pm, please ensure you have notified us of your estimated time of arrival.

Check-out

Check-out is no later than 10am unless prior arrangements have been made.

Parking

Each Cabin has a parking space for 1 vehicle outside that cabin. Blackwood Lodge has dedicated parking on the hardstand (accessed via Mountain View Walk) adjacent to its courtyard. Myrtle Lodge has dedicated parking spaces in the carport accessed via the driveway at 208 Great Alpine Road.

Facilities

All Bomen facilities are provided for the sole use of Bomen guests. No other person is permitted to use any of the facilities unless prior agreement has been granted.

No Party Policy

Bomen has been created to provide a relaxed, casual environment for all guests. We have a strict, “No Party” policy for all accommodations and shared facilities. Where groups of guests do congregate in the outdoor areas (or shared facilities), it is required that consideration be given to other guests so as to ensure their continued quiet enjoyment of Bomen.

Smoking & Illicit Drugs

Smoking (or vaping) is not permitted in any of the accommodations or communal spaces. A cleaning fee of $300 will be applied where smoking has been detected. The consumption of any illicit drug in any accommodation or communal space is strictly prohibited and will result in immediate termination of booking without refund.

Pets

Due to the nature of the communal spaces at Bomen, there is a strict “no pets” policy. A deep cleaning fee of $300 will be payable for any breach of this policy. If you require a certified medical assistance dog to be present, please contact us directly.

Keys

Please leave keys on the kitchen tables of the accommodation or with the office when leaving. Where keys have not been returned, a charge of $40 will be made for their replacement.

Damages/Theft

Guests are responsible for all breakages, theft of property and other losses including accommodation degradation. Where accommodation or shared facilities are left requiring excessive levels of cleaning/remediation, it is agreed that the additional costs of cleaning/remediation are to be charged to the guest. In the occurrence of significant damage (from guest actions) resulting in the inability to continue the immediate occupancy of the relevant accommodation (or of any shared spaces), guests will be liable for both (a) the costs of repair/restoration and (b) damages not exceeding the accommodation charges that would have been applicable for the duration of the repair/restoration period.

Personal Property

No responsibility is taken for guest’s personal property.

Immediate Termination of Booking

Any breaches of these Terms and Conditions may result in the immediate termination of your booking, without refund, and the impost of additional charges.
